2. Is the fee transparent and all-in?
Get the full picture, not the headline rate. Ask about setup fees, vacancy fees, owner-stay cleaning charges, restocking markups, and early-termination penalties. Then compare what actually nets to you on a typical month, not the percentage on the brochure.
3. Do they know your local market and rules?
Florida short-term rental rules differ sharply by county and city — minimum-stay limits, licensing, registration, and taxes. A manager who knows your market prices to local demand and keeps you compliant. One who treats every market the same will miss both.
4. How do they communicate — with guests and with you?
Fast, clear guest communication drives reviews, and reviews drive bookings. On the owner side, you want straightforward reporting and updates without having to chase. Ask how quickly they respond to guests and how often you will hear from them.
5. What does the contract actually commit you to?
Read the term length, the notice period to leave, and what happens to upcoming bookings if you part ways. Reasonable terms are fine; one-sided lock-ins and steep exit penalties are a red flag.
