Full-service vs partial Airbnb management.

Not every owner needs the same level of help. Management generally comes in two flavors: full-service, where the manager runs everything, and partial (often called co-hosting), where you keep some tasks and hand off the rest. The right choice comes down to how much time you have and how hands-on you want to be.

What full-service management covers

Full service is genuinely hands-off for the owner. It typically includes listing and channel management, dynamic pricing, all guest communication, cleaning and turnover coordination, restocking, maintenance oversight, and owner reporting. You get a check and updates; the manager handles the rest. It costs more — usually a higher percentage of revenue — because it covers far more.

What partial management (co-hosting) covers

Partial management splits the work. A common setup: the manager handles guest communication and pricing while you arrange your own cleaners, or you keep guest messaging and the manager coordinates turnovers and maintenance. It costs less, but it leaves real responsibilities — and the gaps between them — with you.

The hidden risk in partial management is the seams. When something falls between “your job” and “their job” at 9pm on a Saturday, the guest experience is what suffers.

Which one fits you?

Partial management can work if you live near the property, have reliable cleaners already, and want to stay involved day to day. Full service makes more sense if you live far away, value your time, want consistent standards, or simply don’t want to be on call. Most owners who tried to save with partial management and found themselves still fielding 9pm messages end up moving to full service.

Compare the all-in cost, not just the rate

A partial plan with a lower percentage isn’t automatically cheaper once you add the value of your own time and the cost of arranging cleaners and vendors yourself. Look at the total picture — see how management fees work in Florida before you decide.
